Land South East of Carnforth

A New Neighbourhood Shaped by Carnforth’s Landscape

MADE Partnership is developing a long-term vision for land between the Lancaster Canal and Back Lane. It would bring together homes, jobs, green spaces, community facilities and better connections—supporting Carnforth while respecting its character and landscape.

This is an early-stage vision, not a planning application. Shaped by technical work and early engagement, it will evolve through Lancaster City Council’s emerging Local Plan process and input from local people.

At a Glance

More than 200 acres within a landscape-led masterplan
Around 1,300 homes, including affordable housing
Employment space to support jobs and business growth
A substantial ecological corridor connecting habitats and green spaces
New walking, cycling and public transport links connecting with Carnforth

The Vision

A Connected Place for Everyday Life

The vision goes beyond new homes. It would widen local choice, support businesses and invest in the places and connections that make everyday life work.

Well-designed homes—including affordable homes—would give younger people, families and older residents more choice close to familiar people and services. Employment space would help businesses grow and create opportunities closer to home.

The canal, ecological corridor and green spaces would shape the neighbourhood from the start. New routes would make it easier to walk, cycle or use public transport to reach schools, shops, healthcare, the town centre and railway station.

The full detail prepared so far, including the site, its context, emerging masterplan and the thinking behind the proposals, is set out in the vision document.

Why Carnforth?

Helping Carnforth Prosper for Generations

Carnforth is a well-connected market town with a strong community and distinctive identity. Its centre, railway, canal and surrounding landscape make it a special place to live.

Carefully planned growth could widen housing choice, support businesses and services, and unlock investment in facilities, green spaces and safer connections—benefiting both the new neighbourhood and the town.

Growth must complement Carnforth, not compete with it. Proposals would respond to the Neighbourhood Plan, local priorities and the character of the town and landscape.

Community and Stewardship

Coordinating the Vision for the Long Term

As master developer, MADE would coordinate the vision, infrastructure, landscape and delivery partners. This joined-up role would maintain quality, guide investment and keep the neighbourhood working as one place.

Established by Homes England, Barratt Redrow and Lloyds Banking Group, MADE unlocks complex strategic sites and raises the bar for large-scale development. Our aim is to create places where people can live well and that improve as they mature.

Homes, jobs, landscape, infrastructure and community facilities would be planned together. Multiple developers would work to consistent standards, supported by sustainable long-term care for shared spaces and opportunities for community involvement.

The vision reflects technical work and early engagement with Carnforth Town Council, Lancaster City Council, landowners and Carnforth Rangers Football Club. We will keep working with local people and organisations as it develops.
